The community will offer 11 duplex homes containing approximately 1,960 square feet, 2-car garages and most with walk-out basements via a sliding glass door. There will also be 44 single family houses in two-floor plans containing approximately 1800-2100 square feet and 2-car garages. All homes will contain 3 bedrooms, 2.5 baths and second floor laundry rooms.
Do the homes have a garage?
Yes. Every home has a two car attached garage as a standard feature.
Do the homes have an outside deck?
Yes. Every home has a substantial rear deck with stairs to the back yard and access via a sliding glass door from the eating area as a standard feature.
Can I choose my own colors?
Yes. Choices are available for carpets, tile, cabinets and countertops. Exterior color is predetermined. Off-white interior is standard. Optional colors are available for an additional charge.
What type of heat is standard?
Forced hot air by geothermal wells.
What is geothermal heat and how much are the monthly bills?
Geothermal energy involves drilling a 300 foot well and using the earth's constant temperature to heat the water in the winter and cool the water in the summer. The heat pumps then receive and compress the water to further heat or cool to the desired temperature.
Can I have air conditioning?
Yes, air conditioning is standard.
What are the condo fees?
Condo fees for townhomes are approximately $275 per month and $284 for single family colonials.
What do the condo fees cover?
Condo fees include all exterior maintenance including full lawn care, snow plowing of streets, building exterior, roofs, walkways, shrubs, sewer maintenance and Master Insurance.
Are Master Deeds and Unit Deeds available for review?
Yes, these documents will be available prior to signing a Purchase and Sale Agreement.
When will Wayside Farm be completed?
We are projecting a three year completion date. Inclement weather or other conditions may delay completion.

Yes. Each unit may add a gas-burning fireplace at an additional cost.
Will I have a lawn sprinkler system?
Yes. Each unit comes with a common lawn irrigation system at no additional cost.
Are any of the available units adaptable to wheelchair or handicapped buyers?
Yes. We will work with any Buyer to adapt their unit to their needs.
What about pets?
Yes. Two pets are allowed per unit such as (cat, dog, and bird). Pets are not to exceed 30 pounds.
What type of sewerage disposal system will the neighborhood feature?
Wayside Farm will have a private pretreatment system.
Can I have an in sink garbage disposal?
