New Home Specifications & Options
Site Work
- Provide domestic water service and connect to Town of East Bridgewater public water supply.
- Install onsite sewer service and connect to sewer system.
- Electric service to be underground provided and connected by the utility company.
- Install conduit for Comcast cable television
service. Comcast to be responsible for cabling and final connection. - Install conduit for Verizon phone service. Verizon to be responsible for cabling and final connection.
Foundation
- Form and pour 8" thick, 8' tall concrete walls with footings.
- One coat exterior Tuff-n-driT waterproofing below grade on exterior foundation walls.
- Concrete basement floor slab and garage with an average thickness of 4"-all garage floors to have wire mesh within the concrete.
- Subslab and footing drainage system to include crushed stone and piping.
Framing
- Sized to meet all code and structural requirements. Exterior walls to be 2x4 with 1" rigid board installed on exterior to provide approximately R-24 insulation value.
- Architectural style, 30-year roof shingles with ridge and soffit vents as required.
- Vinyl siding with aluminum wrap on trim.
- Install aluminum gutters and downspouts.
- Install metal bulkhead units, walk-out basement units to have 6-0 x 6-8 sliding glass door.
Doors and Windows
- Install Energy Star rated, Silver Line, double-hung vinyl tilt out windows with screens, grills-between-the-glass and exterior applied grilles on the upper sash only.
- Install insulated, raised panel, fiberglass exterior front door with Z-SillT threshholds.
- Install sliding glass door(s) with insulated glass leading to rear deck.
- Install pre-hung solid core six-panel masonite interior door units.
- Install insulated, overhead garage door. Color and style to be chosen by builder.
Insulation
- Per Massachusetts State Building Code and Energy StarT criteria - exterior framed wall
- R-Value 19, top floor ceiling R-Value 30.
Plaster
- Install blueboard and skim coat plaster, primed white.
- Walls to be primed one coat flat latex primer and finished.
- Ceilings and closets to have textured finish.
Interior Finish
- Install 5 1/4" baseboards, paint grade.
- Install 3" finger jointed Stafford casing at all doors and windows. Windows to be finished with sill, stool and apron, paint grade.
- Install vinyl coated wire shelving in closets.
Painting
- All walls one coat washable eggshell satin paint.
- All wood interior finish, baseboard, window and door casings one coat eggshell latex paint.
- Apply a coat semi-gloss paint to interior doors.
- Builder to choose all paint colors.
Flooring
- Supply and install all carpeting with pad in all bedrooms, hallways and living areas unless another floor covering is detailed hereunder. Choice of one color throughout from Builder selection.
- Provide and install ceramic tile floor over
underlayment in kitchen. Choice of color from Builder selection.
- Provide and install ceramic tile floor over underlayment in bathrooms. Choice of color from Builder selection.
- Provide and install linoleum floor over underlayment in laundry room.
- Provide and install 2 _" oak flooring in foyer. Choice of color from the Builder selection.
Heating
- Install a forced hot air heating system with air conditioning and necessary supply and return registers. Air conditioning to utilize same registers as heating. Heating and cooling to be by 3 to 3.5 ton, high-efficiency, ground source
(geothermal) heat pumps.
Plumbing and Hot Water
- Install a desuperheater - connects to ground source heat pumps to provide hot water in the summer season. Indirect hot water heater to provide hot water for the remainder of the heating/cooling seasons.
- Install Aker, or comparable, white fiberglass tub and shower units with SymmonsT tub and shower valve.
- Install white porcelain, undermount vanity sinks. Install Kohler, or comparable, water saver toilets.
- Install one single bowl, drop-in stainless steel kitchen sink with faucet and spray.
- Supply necessary piping and connection for dishwasher.
- Install washing machine connections with direct piped overflow plan in laundry room. Connection of appliance to be done by new homeowner once closing takes place.
- Supply dryer vent hose and weather hood for venting of electric clothes dryer. Connection of appliance to be done by new homeowner once closing takes place.
- Install 2 frost-free sillcocks - one in garage and one in rear.
- Location of all utilities to be determined by Builder.
Cabinetry
- Install kitchen cabinets and vanities. Cabinetry to be oak or maple with raised panel doors, frame construction and high quality drawer glides. Cabinet boxes to be all plywood construction. Upgrades are available at additional costs.
- Install granite countertops with backsplash at kitchen cabinets.
- Choice from Builder selections.
Appliances
- Install one electric range, approximately 30".
- Install one dishwasher.
- Install one microwave with built-in ducted hood fan over stove.
Fire Protection
- Smoke and carbon monoxide detectors per state code.
Electrical
- Install 200 Amp electrical service with all breakers, switches, outlets per State Building Code.
- Supply 3 CATV jacks. Final connection by new home buyer.
- Supply 3 phone jacks. Final connection by new home buyer.
- Install 2 GFI receptacles-front stoop and rear deck .
- Install standard light fixtures, wiring and switching in the following areas:
1) Foyer at front entrance.
2) Master bedroom.
3) Bathroom over vanities.
4) Kitchen.
5) Dining room.
6) Combination fan/light in bathrooms.
7) Exterior light at front and rear door.
8) One post light along driveway.
Front Porch and Rear Deck
- Install brick stoop and steps.
- Rear deck to be framed with pressure treated lumber.
- Decking to be TrexT brand.
- Rails and balusters to be maintenance free PVC.
- All designs and materials determined by grade and code and style chosen by Builder.
Miscellaneous
- Install all wiring for rough security system. Rough security system to include wiring to all basement and first floor doors and windows and the wiring for 1 motion detector. All additional work to complete the security system is available at an additional price.
